Under a special provision of the Internal Revenue Code, landowners may exchange real property for other "like-kind" real property without having to recognize capital gains on the transaction. These transactions often involve either two or three different landowners.

These exchanges allow a landowner to continue to own valuable real estate, but transfer the original property to the Conservancy.
