The Nature Conservancy in Indiana is excited to announce a new conservation buyer opportunity in beautiful Brown County Hills.

The McKinney Tract is 146-acres located in the northeastern woods of Brown County (near Camp Atterbury). The land is perfect for nature-lovers of all kinds. Hikers, hunters and fisherman will appreciate the vastness of the area as well as the two-acre lake found on the property. However, there are are restrictions as the land is one of our conservation buyer transaction (CBT) properties.

What is a CBT? After The Conservancy had purchased the property it placed a conservation easement - or permanent restrictions that would protect specific resources - on it. The organization then resells the land to a conservation buyer at a lower fair market value reflecting the limitations of the easement. The market value is lower because the property is now worth less due to the actions of the conservation easement placed by The Conservancy.

The McKinney tract's restrictions include The Conservancy’s perpetual right to manage and keep forest resources such as timber. If and when a timber harvest is prescribed (8+ years) the new landowner will receive 5% royalty of the sale. To balance this, an unrestricted "building envelope" of over 19 acres near the fishing lake is included. The asking market price is currently set at $526,644.
