Sometimes The Nature Conservancy purchases hundreds of acres even if only a small portion warrants protection. The Conservation Land Buyer Program makes the “extra” acreage available to conservation-minded individuals interested in acquiring property that buffers a biologically sensitive area from development, damaging agricultural practices, pollution and other pressures.

These properties are sold at fair market value with certain restrictions ensuring that they continue to maintain a certain degree of conservation status. Two primary legal documents ensure this land remains unchanged into perpetuity: deed restrictions, which are placed in the deed before the land is resold, and conservation easements.
