The West Tract, Canmer, Hart County

Size:  +/- 78 acres

Price:  $190,000 encumbered with an easement

Calling all outdoor enthusiasts! The Nature Conservancy is selling a property with panoramic views and spectacular natural habitat perfect for fishing, hunting and outdoor living.

Located just outside Canmer, KY along US Highway 31E, the West Tract has 1,100 feet of frontage on the Green River accessible from a charming trail that meanders through the property which includes a healthy stand of hardwood trees. The Nature Conservancy purchased this tract at auction in July 2011 as part of a strategy to protect water quality and resident fish and mussels in the Green River. Forested banks along the river also provide perfect habitat for bats in the area.

Formal protections will be in place, allowing a private landowner to enjoy the beautiful views, river access and recreational opportunities that come with this 78-acre property. Sale of the West Tract also includes a modular home, 1 barn and 2 metal sheds.

The West Tract will be sold encumbered with a conservation easement. Restrictions on the property include no commercial development, no subdividing and limited agricultural activities. Any forest harvest will be subject to a harvest plan. Interested buyers should be committed to maintaining a healthy Green River and surrounding forest.

Access to the vicinity is served by Interstate 65, US Hwy 31E and the Bluegrass Parkway.

Directions: From Munfordville, take Hwy 88 east to Hardyville, turn left on Hwy 31E. Travel approximately 3 miles. The property is on the left.  From Hodgenville, take Hwy 31E approximately 20 miles, just across the Green River. The property is on the right.
