At closing, the buyer will be required to convey to the Conservancy a conservation easement as described below. In the alternative, the sale to the buyer will be subject to the Conservancy retaining an option to acquire the described conservation easement. The Conservancy will exercise its option if the buyer has not conveyed a conservation easement satisfactory to the Conservancy prior to the expiration of the option period or if actions are taken during the option period by the buyer with respect to the property that are inconsistent with the conservation of the property.

Description
The Conservancy has an option to purchase a 30-acre tract adjacent to the Sandyland Sanctuary in the Big Thicket of East Texas. The tract contains upland suitable for restoring longleaf pine as well as creek bottoms with "baygall" vegetation. The tract is a microcosm of the Big Thicket area and adjacent to 5,000 acres of preserve land.

Primary Conservation Objective
Restoration and conservation of a significant block of natural habitat containing five threatened plant communities including xeric sandhills and longleaf pine savanna; maintenance of hydrology in the watershed of Village Creek.

Xeric sandhills, baygall vegetation, upland suitable for longleaf pine restoration

Qualifications and Restrictions
The property will be subject to a conservation easement to prohibit subdivision, restrict development, and allow the Conservancy to conduct prescribed burning on adjacent properties.
