Description
This property consists of 80 acres approximately 8 miles southeast of Crawford, Nebraska, adjoining Ponderosa Wildlife Management Area. Property has pines, canyons, live water, electricity, and county road. Part of the property will be sold with restrictions on development.

Primary Conservation Objective
Protection of the 80-acre Mahlman tract provides a link to surrounding protected lands, thereby reducing fragmentation of the conservation area, and protects the tracts from encroaching future development.

Biodiversity Highlights
The site contains habitat for forty species of concern to the state including fringe-tailed myotis, as wells as several portfolio target communities including mixed deciduous-coniferous wooded draw and low elevation coniferous forest woodlands.

Qualifications and Restrictions
The conservation easement will limit activities including: subdivision, mining, roads and off-road trail development, alteration of the topography, removal of vegetation except traditional livestock grazing, construction of fences that interfere with the passage of wildlife. No more than one single family residence within the designated building envelope.
