At closing, the buyer will be required to convey to the Conservancy a conservation easement as described below. In the alternative, the sale to the buyer will be subject to the Conservancy retaining an option to acquire the described conservation easement. The Conservancy will exercise its option if the buyer has not conveyed a conservation easement satisfactory to the Conservancy prior to the expiration of the option period or if actions are taken during the option period by the buyer with respect to the property that are inconsistent with the conservation of the property.

Description
This 45-acre parcel, located just under a 1/2 hour from Omaha, is in the rural setting of the Loveland Special Landscape Area in the Loess Hills, a prioritiy area for TNC. The property consists of mature oak woodlands that provides good turkey and white-tail deer habitat. Restoration potential exists to create a mosaic of oak savanna and prairie habitat. An easement will include a 1-acre building envelope while also protecting the conservation values of the property.

Primary Conservation Objective
The Conservancy's long-term goal is to protect 100,000 acres in the Loess Hills to protect the prairie and oak woodland communities. We work closely with landowners to manage and restore these fire-dependent habitats.

Qualifications and Restrictions
The conservation easement will limit activities incuding 1) subdivision 2) no more than one single family residence within designated building envelope 3) mining 4) roads and off-road trail development 5) alteration of the topography 6) removal of vegetation except under approved management plan
