Buyer can choose either 1) to purchase this property encumbered with a conservation easement, or 2) buyer will convey to TNC either a conservation easement acceptable to TNC or an option to acquire the described conservation easement at closing. TNC will exercise its option if an easement is not conveyed to TNC during the option term or if actions are taken on the property that are inconsistent with the conservation of the property.

To protect natural communities and aquatic species in Hamburg Cove and to protect adjacent forest and watershed lands. The property contains both targets.

Biodiversity Highlights
The property runs from river to ridgetop encompassing a variety of habitats including 2500 feet of the ecologically significant Eightmile River, a flood plain meadow, mature forest, and habitat support for several rare plant species.

Qualifications and Restrictions
Seeking a buyer who will restrict building to disturbed area and be willing to donate a conservation easement on the undisturbed portion of the property.
