The property is or will be encumbered by a conservation easement as described below. The asking price includes a donation to the Conservancy. The buyer will need to secure his/her own appraisal to determine the exact value of the donation for tax purposes.

Description
The Lightle Wilderness Tract is located near the town of Searcy.  The tract is completely wooded, primarily in bottomland hardwoods, with narrow strips of bald cypress and water tupelo along Bayou Des Arc.  There are no improvements on the property.  The tract is an excellent recreational property.

Primary Conservation Objective
Conservation of mature bottomland hardwood forest.

Biodiversity Highlights
The tract is composed of intact bottomland hardwood forest. The forest structure is dominated by large oaks and hickory trees. The property flood seasonally and provides excellent habitat for migratory birds.

Qualifications and Restrictions
The property will be encumbered with Conservation Easement held and monitored by TNC. The Easement terms will be developed cooperatively between TNC and the Buyer.
