At closing, the buyer will be required to convey to the Conservancy a conservation easement as described below. In the alternative, the sale to the buyer will be subject to the Conservancy retaining an option to acquire the described conservation easement. The Conservancy will exercise its option if the buyer has not conveyed a conservation easement satisfactory to the Conservancy prior to the expiration of the option period or if actions are taken during the option period by the buyer with respect to the property that are inconsistent with the conservation of the property.

Description
This property is located south the town of Des Arc, AR.  The tract primarily mature bottomland hardwood forest with a large private oxbow lake. The property is located in the floodplain of the White River. There are no improvements on the property.  The tract is an excellent recreational property.

Primary Conservation Objective
Conservation of mature bottomland hardwood forest that provides connectivity between key conservation lands owned by state and federal wildlife management agencies including the Arkansas Game and Fish Commission and the US Fish and Wildlife Service

Biodiversity Highlights
The lower White River floodplain existing in the Mississippi River valley is one of the most important BLH wetlands in the world and has been designated as a Ramsar Wetland of International Importance. This area of AR is better know as the "Big Woods" and includes the second largest intact bottomland hardwood forest in north America at 550,000 acres. The Big Woods include more than 70 distinct natural plant communities, and the rivers are home to fully 80% of the Arkansas Delta's aquatic fauna, harboring large mussel shoals, fish breeding and nursery areas, and more than 150 native black bears the only population in Arkansas that has never been restocked. Additionally, the forested wetlands in the lower White River Basin support the largest winter concentration of mallard ducks in North America.

Qualifications and Restrictions
With input from the prospective buyer, TNC will develop a conservation easement that will encumber the property. The easement will include a proscriptive forest management plan, limit or exclude subdivision, and restrict development on the property. A small building envelope will be allowed where a cabin or lodge could be constructed.
