The subject property is directly adjacent to a series of large property transfers by TNC to the California Department of Parks and Recreation, and will remain permanent open space. The hills surrounding the house are forested with live oak.

Biodiversity Highlights

The Wright Property is adjacent to other California Department of Parks and Recreation property. As part of the Irish Hills conservation area, the property supports connectivity and habitat for numerous rare, threatened, or endangered species. The Irish Hills - Morro Bay conservation area supports a diverse and largely undisturbed collection of natural resources including vast coastal bluffs, coastal scrub, coastal live oak woodlands, and maritime chaparral. The area also harbors mixed evergreen forest, bishop pine forests, and serpentine habitats. Furthermore, the coastal creeks of the Irish Hills - Morro Bay conservation area support healthy aquatic systems with native steelhead trout, California red-legged frog as well as riparian forests rich in neo-tropical migratory birds.

Easements and Restrictions

The property will be encumbered by a conservation easement that will allow for (1) a single-family home and structures totaling no more than 6,000 sq ft building envelope; (2) keeping and raising domestic small livestock and gardens within the residential area; (3) passive recreational use, and; (4) non-commercial hunting and fishing, subject to relevant laws. Prohibited uses include but are not limited to (1) subdividing or partioning the property; (2) commercial or industrial use, or development of natural resources or water resources; (3) planting non-native species in the open space (non-residential area) or introducing invasives anywhere on the property; (4) grazing in the open space, and (5) commercial fishing or hunting.
