Each time property acquired with Fund dollars is sold the proceeds are recycled back into the Fund. Those dollars are then used to finance the next strategic land acquisition, enabling The Nature Conservancy to perpetually protect large, unfragmented landscapes with a revolving pool of funds. IDENTIFY The Conservancy identifies ecologically important and available properties and prioritizes them based on a biological, threats and market assessment. NEGOTIATE A local Conservancy real estate expert negotiates an option or contract to purchase the target property. A number of factors contribute to the Conservancy's competitive purchasing advantage in the market place including the ability to make a cash purchase and offer conservation outcomes to sellers. LEVERAGE With a property under option or contract at the best possible price, local Conservancy staff often contact adjacent property owners to negotiate additional conservation outcomes wherever possible. PURCHASE With Fund monies, the Conservancy acquires the property. SELL The property is then marketed through our Conservation Buyer Fund newsletter, real estate brokers and other avenues until it is sold directly to a conservation buyer at a fair market value. CONSERVE The conservation buyer agrees to place a conservation easement on the land or buy it with the conservation easement already in place, ensuring the long-term protection of the property. RECYCLE The proceeds received from the sale of the property are recycled back into the Fund and made available for the next purchase of ecologically significant land. Contact Us |
